  • A builder builds properties, whereas a developer buys and develops properties. The work of a developer is to buy land, get planning permission, and then build the property. They will also be responsible for marketing the finished product and finding buyers. A builder will usually only be involved in the construction side of things.

A property developer buys land with the intention of building on it and selling the finished product. They will often have an idea of what they want to build and will work with architects and builders to bring their plans to fruition. A builder is someone who builds things, usually houses or other structures. A developer will often employ builders to carry out their plans. A developer is different from a builder in that they are not involved in the actual construction process, but rather in the planning and financial side of things.
